The 5 elements you need to do your due diligence on are population, housing affordability, demographics, quality of life and community stability. What population demographics do you prefer to be your tenants? Is it young millennials who want to still enjoy night life, or new parents looking for a neighborhood that is kid friendly. The most important of these, in my opinion, are can they afford to live here and what is the current unemployment rate?
