Today I am talking about what you should do when you are looking to purchase a piece of property. The first question you should ask yourself is where? Where you want to invest is just as important as the investment itself. The 5 elements you need to do your due diligence on are population, housing affordability, demographics, quality of life and community stability. What population demographics do you prefer to be your tenants? Is it young millennials who want to still enjoy night life, or new parents looking for a neighborhood that is kid friendly. The most important of these, in my opinion, are can they afford to live here and what is the current unemployment rate?
